Risk weight for Exposures in default
- Question
-
What risk weight should be applied to in default exposures, under the standardised approach for credit risk?
- Background on the question
-
Please answer how to correctly apply the risk weight for the Exposures where the obligor has defaulted in accordance with Article 178, and which are fully secured by mortgage on immovable property in accordance with paragraph 1 of Article 124?
Example.
At the time the exposures having defaulted, that: a) has no sum of specific credit risk adjustments, b) is fully secured by mortgage on immovable property in accordance with paragraph 1 of Article 124 of Regulation 575/2013, but the conditions under Article 125 and Article 126 are not met (the valuation of residential real estate became older than three years or valuation of commercial immovable property became older than one year), the risk weight is set at 150% in accordance with paragraph 1 a) of Article 127. The property valuation was updated during the year, as a result of which the exposure became compliant the conditions of Article 125 or Article 126 as fully secured by residential property or as fully secured by commercial immovable property. Please confirm whether we correctly understand that if the value of the property is updated and the property complies with the conditions of Articles 125 or 126, the risk weight for Exposures in default now applies in accordance with paragraphs 3 or 4 of Article 127 (at 100%) and it does not matter what the status of the collateral was before the exposure defaulted?
